Our Services

Gas Installations

We assist with the initial planning of your gas installation and do the installation as well. Does not matter if you make use of an architect / quantity surveyor / contractor, we can work with them to ensure your design is done per regulations. Once you are ready, we will install the cylinders, gas piping and your appliances. You will receive your COC once the installations have been checked and approved.

Inspections

On request, we perform inspections of LP gas pipeline installations to certify their compliance with the SABS Regulations for LP gas installations (SANS10087-1 2013 edition 6). A Certificate of Conformity will be issued for those installations that fully comply.

Why do I need an inspection?

Latent defects:
Protecting the buyer/sellers of property from latent defect claims.

Health and safety:
To illuminate exposure to hazards to health or safety.

Appliances:
To ensure that appliances are correctly installed to ensure safety and also the effective operation thereof.

Storage:
To ensure that gas is stored in a safe and correct way

    What is a certified installer expected to look for?

    • Cylinder storage to comply with installation and capacity regulations and safety zones
    • Cylinders are in good condition and installed according to SANS 10087
    • Regulator and manifold sizing, installation and effective working
    • SANS approved piping used and installed in the correct manner
    • The installation of isolation and emergency valves
    • Adequate ventilation at the cylinder and inside rooms
    • If SANS 1539 approved appliances are connected to the reticulation system
    • A pressure leak test to establish the system continuity
    • Warning and manifold signage

      PLUMBING

      Water installation on transfer of ownership in accordance with SANS 10252 and SANS 10254. The relevant national legislation and local authorities require that installation work shall be done by or under the adequate control of a qualified plumber.

      Why do I need a qualified plumber?

      Water is a scarce resource.
      Our water resources must be managed responsibly. As with electricity, households are getting hard hit with price increases, especially where water restrictions are introduced. By ensuring your plumbing complies with the SANS standard, water usage and wastage are controlled in private homes.

      Protecting the buyer from latent defect claims and high water bills due to leakages.

      Health and safety.
      Not allowing a cross-connection between stormwater and sewer. The greatest contribution to health in the last 100 years has actually been closed sewer systems and the quest to separate the spreading of such related diseases.

      Water meter accuracy is essential, as new owners will be burdened with a backlog of faulty readings when they acquire the property and the buyer needs to know that all is clear when taking the property over.

      Leaks
      Loss of water contributes to our water crisis and your cost.

        What is a qualified plumber expected to look for?

        • The Hot Water Cylinder is plumbed correctly, PRV (Pressure Relieve Valves) of the correct value, vacuum breakers correctly installed, emergency overflow installed with a metallic pipe, and all overflow to be plumbed to the outside and discharge to the atmosphere.
        • The water metre is registered when a tap is open and stops completely when all taps are closed. If there is movement on the meter with all taps closed, this points to a leak somewhere on the property.
        • None of the terminal water fittings leak and they is correctly fixed in position.
        • No stormwater is discharged into the sewerage system.
        • There is no cross connection between the potable supply and any grey water system which may be installed.
        • The water pipes in the plumbing installation are properly saddled.

        Should there be any faults, we will submit a quote for any repairs to be carried out.

          ELECTRICAL

          Why do I need a qualified electrician?

          As a homeowner, the law holds you personally responsible for the safe use and maintenance of the electrical installation that you use.

          One of the provisions of a Sale Agreement is that the seller of the property has to supply the purchaser with an Electrical Certificate of Compliance (COC.)

          By law, the selling of fixed property can only be approved if the electrical installation of such property has been certified as compliant. In other words, the COC must be a valid document of not less than six months in the sale process.

          If, as a new user of the electrical installation, you have any doubt as to the validity of the COC or believe that the COC may have been obtained under dubious conditions or circumstances, you should have the electrical installation checked as soon as possible.

          It is important that this check be done by an Approved Inspection Authority to obtain “evidence” of non-compliance before any person with potential vested interest becomes involved in accessing the electrical installation.

          Failure to adhere to legal processes could severely prejudice any rights of recovery that you may have as a result of the property sale process.

            The following services are provided:

            • Electrical inspection and testing of electrical installation
            • Repairing of electrical faults in order to comply with regulations
            • Issuing of a Certificate of Compliance as required by law.

            Should there be any faults, we will submit a quote for any repairs to be carried out.

            Once the COC (Certificate of Compliance) is issued, we will email and/or deliver the Electrical Certificate of Compliance directly to you or the Transferring Attorney concerned, on your request.

              What is a qualified electrician expected to look for?

              • All inspections related to components, protection devices, conductors, different circuits, earthing, fuses, switches, terminals, earth leakage, circuit-breakers, distribution boards, fire barriers, safety and emergency signs and alternative supplies.
              • The following tests are conducted; Continuity of bonding test; Resistance op earth continuity conductor; Continuity of ring circuits; Earth loop impedance; PSSC for sub-distribution boards; Elevated voltage; Earth resistance; Insulation resistance; Voltage at main distribution board; Voltage at available load; Operation of earth leakage units and test button; Polarity of points of consumption; Phase rotation at points of consumption for three-phase systems and All switching devices, make-and-break circuits.
